Conoscere gli aggiornamenti di mercato

Mutui prima casa, il Fondo di Garanzia 2019 sarà rifinanziato. Per le giovani coppie che intendono acquistare la prima casa, ci sono buone notizie.

Dopo aver rischiato la chiusura, il Fondo di Garanzia Consap sarà rifinanziato.

Lo ha annunciato il vicepremier Di Maio, spiegando in un articolo sul proprio blog. Dopo aver esaurito  le risorse a fine febbraio, il Fondo di Garanzia Mutui prima casa sarà dotato di altri 100 milioni di euro. Benchè con dotazione dimezzata rispetto ai previsti 200 milioni, tornerà così attivo lo strumento che si è rivelato prezioso negli ultimi anni per favorire l’accesso al credito di coloro che, avendo lavoro non stabile o vivendo situazioni particolari, no hanno l’opportunità di stipulare mutui a cuor leggero.

Come funziona il Fondo di Garanzia

Il Fondo tornerà quindi a funzionare come sempre:

  • Tutti possono accedere al mutuo, con priorità per le seguenti categorie: giovani coppie, nuclei familiari monogenitoriali con figli minori, giovani titolari di un rapporto di lavoro atipico,  affittuari di alloggi di proprietà degli enti di edilizia residenziale pubblica (ex Istituto Autonomo Case Popolari-IACP).
  • L’importo del mutuo non deve superare i 250 mila euro.
  • Lo Stato garantisce fino al 50% di garanzia della quota capitale del mutuo.
  • Viene applicato un tasso calmierato ossia un Tasso Effettivo Globale (TEG) non superiore al Tasso Effettivo Globale Medio (TEGM), pubblicato trimestralmente dal Ministero dell’Economia.

“Il fondo di garanzia Consap ha permesso nel 2018 a molte famiglia di accedere ad un finanziamento pari al 100% del prezzo dell’immobile per l’acquisto della prima casa, – ricorda Riccardo Bernardi, chief development officer di 24 Max. – Sicuramente è stata un’agevolazione importante per il mercato in quanto numerose transazioni si sono concluse grazie a tale garanzia. C’è dell’attesa da parte del mercato anche per il 2019 anche se in realtà grazie ad un valido mediatore si possono trovare soluzioni che arrivano vicine a tale tipo di operazione. Seguiremo con attenzione gli sviluppi della vicenda“.

“Il rifinanziamento del Fondo Garanzia prima casa è senza dubbio una buona notizia, – aggiunge Ivano Cresto, responsabile business unit mutui di Facile.it, –  non solo per gli aspiranti mutuatari, ma anche per l’intero settore del credito e, più in generale, per il mercato immobiliare. I numeri ufficiali parlano chiaro: in questi anni il Fondo ha agevolato la conclusione di oltre 90mila pratiche di finanziamento, per un valore complessivo che supera i 10 miliardi di euro, rendendo così possibile l’acquisto della prima casa da parte di persone, principalmente giovani coppie, che, non disponendo di risparmi sufficienti, avrebbero altrimenti avuto difficoltà ad ottenere il mutuo. Ci auguriamo pertanto che questo strumento venga confermato e possa così garantire un sostegno anche a coloro che vorranno affrontare con serenità l’acquisto della prima casa nel corso del 2019″.

“Apprendiamo la notizia con estremo interesse – commenta Renato Landoni, presidente Kiron Parners Spa. – E’ positiva la volontà del governo di rinnovare, per l’importo di 100 milioni, il fondo di garanzia Consap che potrebbe permettere di mantenere le agevolazione per l’ottenimento di mutui prima casa ai richiedenti in possesso di specifiche caratteristiche. Nel corso dello scorso anno, è’ stato un prezioso strumento in grado di sostenere le famiglie nella realizzazione del sogno di acquistare la prima casa e ci auguriamo che potrà continuare ad esserlo anche in futuro. Il fondo Consap consente agli istituti di credito che hanno aderito all’iniziativa, di allargare la loro base di potenziali clienti proprio in direzione di quelle categorie di cittadini che prima non avrebbero potuto finanziare; di certo è uno strumento che permetterà di dare slancio sia in generale ai consumi che, nello specifico, al mercato creditizio ed immobiliare”…
